LARGE 2 BED/2 BATHROOM DETACHED PROPERTY WITH SUPERB VIEWS

This two-storey 130 sq. m. house has been completely rebuilt and renovated by master British builders to European standards. Finished in late summer 2015, this family home is in the very popular village of Kostandenets (see Facebook group for the village with over 400 members), just 30 k from Ruse , less than 24 k to the regional capital, Razgrad, and only 15k to the district town of Popovo.

Kostandenets sits in a valley, surrounded on three sides by limestone canyons & rolling hills. The village has all amenities – three café/bars, church, library, Post Office, school, and two shops plus regular transport to Popovo, Ruse & Tsar Kaloyan. The latter is the municipal town, just 5K away on the main Varna/Ruse road.

The house sits on a plot of 1,015 sq. m. on the edge of the village. Practically the last house in the village, the property is just off the road to Popovo which was completely rehabilitated in 2015. This lively municipal town can be reached in less than 25 minutes.

Although there is a neighbouring house, this is lower down, so the property is not overlooked, offering the owners privacy. The current owner built an outside 2.5 m high front wall in 2015 for added privacy and security. To the left of this the house is protected by a 2m high wire and post fence; to the right the front wall joins at the corner with the barn, and at the back the garden slopes sharply upwards and is bordered by a thickly wooded forest. A 25 sq. m. outdoor patio on the first floor offers lovely uninterrupted views across the valley to the hills. The house has a south-west orientation with stunning views and can not be overlooked.

Completely rebuilt by the current owner from the from the top down with all new electrics and plumbing, the only remains from the original house are the bricks themselves! A concrete path surrounds the entire property. This also acts as a damp proof course to prevent water entering. The property was insulated on the outside in 2015 with 5cm insulation and then given two plaster coats before being painted.

The groundfloor foundations are stone built which have been left exposed and add character to the house. Internally, all the walls have been insulated with rockwaul and plasterboarded. The double insulation has the added benefit of keeping the property warm in winter and cool in summer. The roof is brand new and watertight . All doors, floors and windows are also brand new. Likewise, all white and brown goods in the property, plus furniture, fixtures/fittings, curtains etc. There is NOTHING second-hand in this house! For your added security, all accessible windows and the front door are metal barred.

The ground floor covers 50 sq. m. and includes a large entrance hall with wooden staircase leading to the 80 sq. m. first floor. At the end of the hall is a toilet/utility room with WC, wash hand basin and plumbed in, operational washing machine. Underneath the exposed staircase is ample space for household and garden equipment and a large shelf has been built here for that purpose.

An arch on the left of the hall leads into the 20 sq.m. lounge which is light and airy with two large windows and a parquet (NOT cheap laminate) floor. To the right is the purpose-built kitchen, fully tiled and equipped, consisting of a fan-assisted Zanussi cooker/4 ring ceramic hob with overhead extractor, dishwasher, separate Liebherrfrost-free fridge and freezer, and a scratch-proof sink/drainer under the window . A drop leaf dining table is attached to the wall around which 4 people can sit comfortably.

The Vidrius furnace is also here and feeds the 7 radiators throughout the house plus the two heated towel rails in the master ensuite bathroom and the guest upstairs bathroom. The extractor pipe heats the kitchen and vents into the purpose built chimney outside. This is a `smart` boiler with an automatic damp down and re-start facility. It is very effective and efficient and all fuels can be used – coal, brickettes, wood; or a mixture thereof.

Upstairs on the immediate right of the c. 20 sqm hall is the separate shower room/WC for guests. Opposite is the 16 sq. m. twin bedroom and beside this a 16 sq. m. lounge which also has a bed settee. On the other side this is the 25 sq. m. master double bedroom with ensuite shower room/WC. All the first floor rooms have dual hot/cold air Samsung conditioning units. Connecting the rooms is a large landing with runs the entire length of the housecontaining a 6Ol water boiler at one end and an office area with wall-mounted desk at the other. Beautiful views from this elevated position.

In the yard opposite the house is a c. 60 sq. m one storey, stone built outhouse (18m long x 3.5m wide). In need of repair, this would be ideal as a one bedroom bungalow.

Suitable for permanent living or as a holiday home. Kostandenets is extremely popular with foreign buyers – Americans, Belgians, British and Irish people have homes there. There are at least 10 foreigners living all-year-round in Kostandenets. Satellite TV is installed and WiFi available.
